I don't know if SE Kentucky is south enough for you. "London Kentucky" 3 miles off I-75 (zip 40741). 45 miles from top of TN. I have two yards within 20 miles each. 100 acres on one farm and 50 on another. Both are private/secluded farms with no livestock (except bees), and I have retired families living on both farms 24/7 (unless they go out for quick trips to town).
