Buying established hive, what to look for?

I'm buying an established hive from, what I can tell is, a good beekeeper. He's moving and not taking all of his hives with him. What should I look for when inspecting the hive? I assume look for the typical maladies AFB, EFB, chalkbrood, etc, but what else?

My experience has been that if he has treated for other than mites and you don't continue the same, the hive has a high likelihood of dying.
Hmm, didn't think about that. Very good point. I'll definitely check that.
