    Off the meds again?? j/k the problem for me is, I am afraid that if I make it my job I will end up hating it and I really love it as a hobby so I won't take the risk. Sounds like your liven the good life!

    Free as bird, yes. Certain times of the year I feel like a slave but it is well worth it. I won't be living in a McMansion anytime soon but freedom in the outdoors is richer than being tied down for the man. Besides, if I had a "real" job I wouldn't be able to spend anytime on BS.

    Commercial real estate isn't like residential rentals. Tenants are typically long term. You usually don't have to deal with 3:00am phone calls about broken water heaters or noisy neighbors. Evictions are fast and painless. Once you have enough properties, you can hire a manager for even more freedom.

    that really depends upon the nature of your rental.

    Are you renting a restaurant space, office space, warehouse, retail?

    Most all have the same issues as residential except the noisy neighbors....but sometimes that too.

    Evictions are going to vary from state to state but are generally easier than residential.....but unoccupied space costs you bou cou bucks......

    I've been in commercial property for a long time. I find it very different from residential. Much less trouble, more rewarding, less demanding of my time.

    But you are at the mercy of an imploding commercial real estate market.

    Evictions aren't a problem when you don't have any tenants to evict. With the market in free fall, obtaining paying tenants is the problem - not getting rid of them.
