Wanted - Land in Fla, La, or Tex

I am looking for 5 to 10 acres of land in NW
Florida. Inland of course. Land must be zoned
to allow for a travel trailer (not mobile home).
Within striking distance from the Gulf is a plus.

I have have extended the search to all of Fla
and Louisiana, and Texas (Piney woods)

Prefer contract for deed with reasonable down.

Thanks for the response. I really only need a
warm place. I can feed and provide pollen patties.
Of course if there were nectar and pollen available
that would be a big plus.

That location is noth of me but overall land value is down right now, the futher from the coast the lower the price, most counties have minimal regulation on what you can do on your property as long at it zoned ag, look for property with power and well and septic,so you can pullin and plugin they are common, there is also not much difference in temp between Georgia and florida in that area, The value for a manufactured home (mobile home) falls off after about 20 years to almost nothing, the value would then be back on the property I see those on the market, the home isnt worth more than storage, there is also a large number of those for sale due to forclosure, good time to buy

Sundance, Nothing for sale, but I have 3 yards ranging from Swanee river (live oak) to Ocochobee. Not sure if Ill need them all this year or not.

Come on up to Covington County Al. and you will only be an hour and a half from tons of good fishing in the Panama City, Destin, and Pensacola Fl. waters. PLUS the land will cost less than half what it will in Fl. and none of those high property taxes. Lots of acreage here can be bought for $3,000 or less. Floridians have been leaving and coming up here for years because they just couldn't afford to stay with all the high costs.

Lots of property in Wakulla County available for dirt cheap (for FL prices). No real zoning to speak of either.

I guess Alabama would be a consideration, money
is an issue to be sure.

out for me. But it seems the prices in that area are
much steeper than NW Fla.

NW Fla was too wet..... the old swampland thing.

I suggest you lease yards for a couple of years. I bought a place near Lufkin Tx several years ago from another beekeeper. Sold it 2 yrs later. Fire ants, HIVE BEETles, No place for small nucs.. When i needed pollen most May 1 the area became a desert and bees stopped growing.. Go slow Might save you a lot of money. Good Luck Warren

I battled the SHB and Fire ants last spring. They
are just the way it is in the southland I fear. This
was just outside of College Station.

I will be headed north by mid April at the latest.

I would consider a lease, or lease with option.

Seems to me that if you don't poison the fire ants then their natural enemies take over. Once you start poisoning its a never ending job. However, this issue can be solved with a little effort. Use stands with metal flashing. Text for more information. I have seen fire ants in around my colonies, but they seem to be after the dead stuff. No beetle problem so far, but methinks they get worse as the years go by.

Must have been a bad drought year. I am only about 30 miles North and about 30 miles West of Lufkin. Have logged in and around Lufkin for 30 years and there is ample vegatation blooming except maybe in December and early January.

I agree, I don't think we have seen the last of the real estate adjustments.

I have been looking but because of price limitations and size I haven't found anything that I think will fit Sundance. However, I am also looking for a place to lease and have a place in mind. Let me know what you are willing to pay, how many colonies, etc. I prefer my area to the Lufkin area. Not quite as wet and humid as Lufkin, little more of the seasons, etc.

Great advise, and appreciated.

The land I am looking for is to for two purposes.

1. A place to bring the bees other than the tundra.

2. A place to bring myself and my fiance other than
the tundra in 3 years or so.

A lease does make sense. And to be sure I never buy
anything (especially land) sight unseen.
