A mating yard is where the mating nucs are set up and there are drone mother hives there. Hives whose genetics are considered good and complimentary to the queen mother hives. There are usually drone foundation added to these hives early in the spring so they will produce a lot of drones.

Well its really no mystery. You get some large acreage, place a high number of active and healthy beehives on it. This creates an environment where the likelyhood of a queen mating will be from a drone from the beeyard.
